Redevelopment of part of the city centre of Novi Sad

The City of Novi Sad has secured funds in the amount of 695.5 million dinars, including VAT, for the redevelopment of part of the city centre – Phase 2, Stage 2B.
The City of Novi Sad has prepared a project and secured funds for the development of part of the city centre above the underground car park in Modena Street.
The project covers over 11,200 m², within which the development of approximately 6,320 m² of pedestrian open spaces (ground-level plaza) will be carried out. The share of green areas above the car park will be increased to around 2,155 m² (previously, greenery above the car park covered 2,060 m²), along with 120 m of cycle paths, the development of pedestrian and vehicular entrances/exits to the car park and the integration of traffic with Ilije Ognjanovića Street, the construction of a water supply system and a stormwater drainage network for the removal of water from public surfaces, public lighting, and the installation of urban furniture (benches, bins, planters, etc.).
In Modena Street there was a Hackberry (Celtis), protected since 1978 as a nature monument of the first category. This tree was over 150 years old, but it was destroyed during the storm in 2023. A specimen of one descendant of this symbol of the City will be planted in the plaza in Modena Street. Landscaping works will significantly increase the green stock of the city centre with street trees featuring already formed canopies at the time of planting: 32 trees (maples, hornbeams, etc.), 3 cedars, as well as 1,228 pieces of evergreen and coniferous ornamental shrubs and 204 pieces of deciduous ornamental shrubs, 1,472 pieces of ornamental grasses, perennials and ground-cover plants, 436 pieces of seasonal flowers, 53 m² of extensive green roof and 242 m² of intensive green roof, as well as 400 m² of lawn along the central part of the plaza and a 50 m² strip of flowering lawn. In addition, within the ambient unit, the location for the existing monument to Laza Kostić has been integrated.
The aforementioned plants will be planted in relation to the zones above the car parks. The planting of street trees will be carried out in appropriate planting pits (underground planters); in green roofs of different dimensions (underground planters), direct planting in soil, appropriate modular green elements for extensive and intensive green roofs, and other solutions.
All plant material will have representative and first-class characteristics, with a variety of colours, fragrant forms and other features that will form the green stock of Modena Street.
The western (dead-end) section of Ilije Ognjanovića Street has been connected into a functional whole with Modena Street. Accordingly, under the new design solution, the street is planned as a pedestrian zone extension regime, with the possibility of access for emergency vehicles and vehicles with special permits. The other section of Modena Street, from the intersection with Ilije Ognjanovića Street to Mihajla Pupina Boulevard, is intended for vehicular traffic and for access to and from the underground car park. The monument to Mihajlo Pupin will remain in its original location within this zone.
In the pedestrian zone section, along the Tanurdžić Palace, a service corridor is planned for the passage of delivery vehicles, municipal services and emergency interventions, as well as bicycle traffic under a regulated movement regime. At the beginning of Ilije Ognjanovića Street, a digital display will be installed. Access to this part of the city centre will be provided by protective retractable bollards, and additionally secured by a video surveillance system.
